P&Z gives initial approval to Trailside subdivision

February 24, 2005 | WELLSVILLE -- A public
hearing was held to receive input on a preliminary plat
for the Trailside subdivision Wednesday night.
The subdivision, on the north side of 400 North from
150 East to approximately 115 East, would consist of
four building lots. The building lots would be across
the street from Northern Utah Manufacturing, a plant
which extracts protein from non-fat milk.
"I don't want to be left out in the cold because there's
four new houses. It should be noted somewhere that people
buying these houses acknowledge that we're there. We
run 24 hours a day, we make some amount of noise, occasionally
there's an odor and we have trucks coming and going,"
said Dave Bigelow of the plant.
Bigelow says he wouldn't mind people living there
and actually he's "perfectly happy" to have new neighbors,
he just doesn't want to have four people screaming for
him to leave town.
The preliminary plat was unanimously approved by the
planning commission with the recommendation to the City
Council for sidewalks to be put in on 150 East and 400
North.
Approval was also given to give a level 2 home occupation
permit, changed from a level 1 permit by the commission,
to Steve Labrum at 143 West 400 North for painting.
Input of the commission was requested by City Manager/Recorder
Don Hartle about the possibility of creating a new building
lot in the Doug Bassett Subdivision on 500 South and
200 West. Hartle said he was gathering information to
pass on to Andy Shock, the owner of the potential building
lot.
The commission and Hartle had question as to whether
the potential lot was considered a wetland and a flood
plain, and said those questions would have to be resolved.
